Tailwind Group Expands SEC Presence with Acquisition of Two Housing Communities in Norman, Oklahoma

Tailwind Group, a leading owner and operator of student housing communities nationwide, announced the acquisition of The Overlook, a 796-bed community, and The 2900 Student Apartments, a 516-bed community.

Together, the acquisitions add more than 1,300 beds to Tailwind Group’s growing portfolio and mark the company’s third and fourth acquisitions of 2026. The transactions further strengthen Tailwind Group’s presence in the SEC and reinforce its commitment to investing in high-growth university markets.

Both communities will undergo comprehensive renovations to elevate the student living experience through modernized amenities, upgraded residences, enhanced technology, and revitalized community spaces.

The Overlook

At The Overlook, renovations are expected to begin in fall 2026 and will include extensive unit upgrades, clubhouse and amenity enhancements, and property-wide exterior improvements. Planned apartment renovations include converting 106 units to four-bedroom, four-bathroom, and 27 units to four-bedroom, two-bathroom layouts. All apartment homes will receive upgraded interiors featuring new flooring, renovated kitchens, refreshed bathrooms, modern finishes, upgraded technology, and full furnishings.

The community clubhouse will be transformed to include private study and conference rooms, a modern lounge and gaming area, a coffee bar, an expanded fitness center with dedicated yoga and Pilates space, upgraded pool amenities, revitalized sports courts, and an off-leash dog park.

The 2900 Student Apartments

At The 2900 Student Apartments, renovations are also expected to begin in fall 2026, with a focus on enhancing resident amenities and community spaces. Planned improvements include a reimagined clubhouse with study rooms, lounge areas, a coffee bar, a package room, and expanded 24-hour access. Residents will also benefit from a significantly expanded fitness center, dedicated wellness spaces, a spa-inspired sauna, upgraded pool amenities, new roofs, enhanced landscaping, and technology upgrades throughout the community.

Tailwind Group Announces Acquisition of Milestone Stillwater and Plans for Community Enhancements

Tailwind Group, a leading owner and operator of student housing communities nationwide, announced the acquisition of Milestone Stillwater, a 732-bed student housing community located less than two miles from Oklahoma State University.

This acquisition reflects Tailwind Group’s continued commitment to investing in high-quality student housing communities across strong university markets. As part of the acquisition, Tailwind Group has planned a comprehensive renovation program to enhance the resident experience and further strengthen the community’s long-term value.

Renovations are expected to begin in fall 2026 and be completed in spring 2027. In addition to a full property rebrand, planned improvements will include significant upgrades to community amenities, apartment interiors, and property-wide infrastructure.

The leasing office and clubhouse will undergo a complete transformation, featuring expanded resident gathering spaces, a large community kitchen and coffee bar, private conference and study rooms, upgraded technology, and 24-hour access to amenities with enhanced security. Residents will also benefit from an enlarged fitness center with dedicated yoga and Pilates spaces, brand-new fitness equipment, and refreshed wellness-focused amenities.

Outdoor spaces throughout the community will also receive substantial upgrades, including refreshed poolside furniture and lounges, enhanced outdoor kitchens and grilling stations, hot tub restoration, and revitalized recreational amenities. Additional property-wide improvements will include new signage, refreshed landscaping, lighting and fencing upgrades, and refurbished mail facilities.

Select apartment homes will also receive interior upgrades, including stainless-steel kitchen appliances, renovated bathrooms, and smart-home technology packages.
