Tailwind Group is dedicated to fostering talent and propelling careers forward. Our Leading Edge program, established in 2021, stands as a testament to that commitment. Designed to empower our top Leasing Managers, this program offers a unique opportunity for growth, enabling participants to extend their expertise to new properties while simultaneously growing in their career in student housing sales and marketing.

Leading Edge candidates are nominated by the corporate sales team and Regional Property Managers with a heavy focus on the performance of their home property so far this leasing season. This year’s candidates are seeing tremendous success in leasing and marketing at their home property in the form of year-over-year rent growth averaging 8.83% with multiple mid-year rent increases, as well as averaging 88.72.% pre-lease for Fall 2024.

Leading Edge participants will work in tandem with the corporate sales and marketing team to assist in select markets, both virtually and by traveling to the properties. This provides them the opportunity to learn new markets, develop their leadership skills and tackle diverse leasing and marketing challenges alongside the onsite teams.

Celebrating Excellence: Tailwind Group’s Century Chasers Rewarded with a Cancun Retreat

As snow, ice, and cold temperatures affected most of the United States in the middle of January, our 2023-2024 group of ‘Century Chasers’ enjoyed a weekend getaway in beautiful Cancun, Mexico. This trip served as the annual reward for our on-site teams who achieved 100% preleased and maintained an occupancy of 99% or greater for the current academic year. Surrounded by the support departments, leadership teams, and plus ones who helped guide them to this achievement, Tailwind Group was proud to host 105 attendees at the Azul Beach Resort. It was by far our largest group to date and included 17 on-site teams that represented 23 properties getting to the 100% mark. This is the pinnacle achievement for leasing in the student housing industry and we could not be more thankful for the hard work, dedication, and tenacity that these teams showed to get to the finish line. A reward well deserved, we can’t wait to see many of them back for next year and are looking forward to adding many more to the group in years to come!

Tailwind Group’s Fifth Major Student Housing Acquisition in 2023

Tailwind Group and its partners are pleased to announce the acquisition of Ozark Villas, a 213-unit, 670-bedroom property in Fayetteville, AR.  The purchase represents Tailwind’s fifth major student housing acquisition in 2023, and second in the University of Arkansas market.  The asset was purchased from Fountain Residential Partners and the transaction was brokered by Teddy Leatherman and her team at JLL.

Upon closing, the property was rebranded to College Town Fayetteville. Tailwind Group plans to embark on major exterior renovations soon after closing.

Iowa City Entryway Project Gets a New Look

Land that held ramshackle mobile homes is under contract

NOVEMBER 19, 2023 BY

IOWA CITY — Roughly 73 acres along Interstate 80 and Dubuque Street once planned as a new gateway development into Iowa City — displacing mobile home tenants in the process — now is being marketed for a mix of residential, commercial and retail development.

The property is listed for sale and being marketed by The Tailwind Group, a Minnesota-based real estate development and acquisition company serving as master developer for the property.

“We have the property under contract and have done all the due diligence on it and are working toward closing,” said Jon Fahning, director of real estate development with The Tailwind Group.

Tailwind Group Expands its Student Housing Portfolio to Kansas

Tailwind Group and its partners are pleased to announce two acquisitions in their student housing portfolio. In the middle of April, the acquisition of Legends Place Apartments in Lawrence, Kansas was completed. In the final week of April, the purchase of Aspen Heights in Wichita, Kansas was finalized. The two acquisitions represent Tailwind Group’s third and fourth major student housing transactions of 2023.

Legends Place Apartments is a 632-bedroom, garden style community located near the University of Kansas. The asset was purchased from ApexOne Investment Partners and the deal was brokered by Ryan Lang and his team at Newmark. Aspen Heights is a 327-bedroom complex that sits right next to the Wichita State University campus. The asset was purchased from Aspen Heights Partners and the deal was represented by Teddy Leatherman and her team at JLL.

Aspen Heights was rebranded upon acquisition to Altitude at Wichita. Legends Place will be rebranded within the next couple months and has major capital improvements planned.

Tailwind Group Closes on Two Student Housing Properties

Tailwind Group and its partners are pleased to announce two recent acquisitions in their student housing portfolio. At the end of February, the purchase of Spectrum Apartments in Fayetteville, Arkansas was completed. Last week, the purchase of The Sterling in Baton Rouge, Louisiana was finalized. The two acquisitions represent Tailwind Group’s first two major student housing acquisitions of 2023.

Spectrum Apartments is a 504-bedroom, garden style community located near the University of Arkansas. The Sterling is a 340-bedroom midrise building that sits right next to the Louisiana State University (LSU) campus. The Spectrum Apartments asset was purchased from Bridge Partners and the deal was brokered by William Vonderfecht and his team at CBRE. The Sterling was purchased from an undisclosed seller and the deal was represented by Mike McGaughy and Jon Kleinberg of Transwestern.

Both assets will be rebranded and have major capital improvements planned.

UM to Contract with Quarters Oxford Apartments for Student Housing

Alliance to be university’s first third-party contract for student accommodation

OXFORD, Miss. – The University of Mississippi has contracted with The Quarters Oxford to expand student housing in anticipation of future enrollment growth.

Located a short walk west of campus, the apartment complex will provide space for up to 400 student residents.

“To meet the needs of the university’s expanding enrollment, the Department of Student Housing needed to secure additional beds for first-year students,” said John Yaun, assistant vice chancellor for student affairs and director of student housing. “We coordinated efforts through the university to develop an RFP process to identify potential housing properties in Oxford that would meet the needs of our students and expectations of student housing.”

Tailwind Group Acquires Property in College Station, TX

Tailwind Group and its partners are pleased to announce the acquisition of Campus Crossings on Marion Pugh, a 628-bedroom student housing property located just minutes from Texas A&M University. The sale officially closed on October 27th and represents Tailwind Group’s fifth major real estate acquisition in the student housing sector in 2022. Prior acquisitions in 2022 included properties near Southern Illinois University, Iowa State University, University of Nebraska-Lincoln, and the University of Missouri. Campus Crossings was purchased from Campus Apartments and the deal was brokered by Brandon Buell and his team at Berkadia.

Campus Crossings contains 30 residential buildings with a mix of one- and two-bedroom units, paired with a first-class amenity package. Tailwind Group has significant capital improvement plans for the asset soon after acquisition along with a major rebrand of the property name and image.

Tailwind Group Acquires Properties in Ames, IA and Lincoln, NE

Tailwind Group and its partners are pleased to announce two recent student housing acquisitions: South Duff Apartments in Ames, IA and The View in Lincoln, NE. Both assets successfully closed on May 26th and represent the second and third student housing acquisitions for Tailwind Group in 2022. Both properties were purchased from RCLCO and the deals were brokered by Randall Calvert of TSB Realty.

South Duff Apartments

South Duff Apartments is a 490-bedroom, garden-style community located adjacent to Iowa State University. It will join The Quarters Ames as the second property owned and managed by Tailwind Group in the Iowa State market.

The View is a 590-bedroom, garden-style community located near the University of Nebraska-Lincoln. It will join LivRed as the second property owned and managed by Tailwind Group in the Nebraska market.

Tailwind Group Closes 2021 With Two Acquisitions

Tailwind Group and its partners are pleased to announce two recent student housing acquisitions: The Quarters at Oxford (formerly Campus Creek) in Oxford, MS and 109 Tower in Miami, FL. Both assets have successfully closed in the past 30 days and represent the 5th and 6th student housing acquisitions of 2021 for Tailwind Group. Both properties were purchased from Greystar and the deals were brokered by Ryan Lang and team of Newmark.

The Quarters at Oxford is a 636-bedroom, garden style community located adjacent to Ole Miss University. A $10M renovation on the apartments and amenities has already commenced and is projected to be complete by August of 2022.

109 Tower is a 16-story apartment building located just steps from Florida International University. Major capital improvements to amenities and common areas will begin in the spring of 2022.
