Tailwind Group Closes on Two Student Housing Properties

Tailwind Group and its partners are pleased to announce two recent acquisitions in their student housing portfolio. At the end of February, the purchase of Spectrum Apartments in Fayetteville, Arkansas was completed. Last week, the purchase of The Sterling in Baton Rouge, Louisiana was finalized. The two acquisitions represent Tailwind Group’s first two major student housing acquisitions of 2023.

Spectrum Apartments is a 504-bedroom, garden style community located near the University of Arkansas. The Sterling is a 340-bedroom midrise building that sits right next to the Louisiana State University (LSU) campus. The Spectrum Apartments asset was purchased from Bridge Partners and the deal was brokered by William Vonderfecht and his team at CBRE. The Sterling was purchased from an undisclosed seller and the deal was represented by Mike McGaughy and Jon Kleinberg of Transwestern.

Both assets will be rebranded and have major capital improvements planned.

UM to Contract with Quarters Oxford Apartments for Student Housing

Alliance to be university’s first third-party contract for student accommodation

OXFORD, Miss. – The University of Mississippi has contracted with The Quarters Oxford to expand student housing in anticipation of future enrollment growth.

Located a short walk west of campus, the apartment complex will provide space for up to 400 student residents.

“To meet the needs of the university’s expanding enrollment, the Department of Student Housing needed to secure additional beds for first-year students,” said John Yaun, assistant vice chancellor for student affairs and director of student housing. “We coordinated efforts through the university to develop an RFP process to identify potential housing properties in Oxford that would meet the needs of our students and expectations of student housing.”

Tailwind Group Acquires Property in College Station, TX

Tailwind Group and its partners are pleased to announce the acquisition of Campus Crossings on Marion Pugh, a 628-bedroom student housing property located just minutes from Texas A&M University. The sale officially closed on October 27th and represents Tailwind Group’s fifth major real estate acquisition in the student housing sector in 2022. Prior acquisitions in 2022 included properties near Southern Illinois University, Iowa State University, University of Nebraska-Lincoln, and the University of Missouri. Campus Crossings was purchased from Campus Apartments and the deal was brokered by Brandon Buell and his team at Berkadia.

Tailwind Group Acquires Properties in Ames, IA and Lincoln, NE

Tailwind Group and its partners are pleased to announce two recent student housing acquisitions: South Duff Apartments in Ames, IA and The View in Lincoln, NE. Both assets successfully closed on May 26th and represent the second and third student housing acquisitions for Tailwind Group in 2022. Both properties were purchased from RCLCO and the deals were brokered by Randall Calvert of TSB Realty.

South Duff Apartments is a 490-bedroom, garden-style community located adjacent to Iowa State University. It will join The Quarters Ames as the second property owned and managed by Tailwind Group in the Iowa State market.

The View is a 590-bedroom, garden-style community located near the University of Nebraska-Lincoln. It will join LivRed as the second property owned and managed by Tailwind Group in the Nebraska market.

Tailwind Group Closes 2021 With Two Acquisitions

Both assets have successfully closed in the past 30 days and represent the 5th and 6th student housing acquisitions of 2021 for Tailwind Group. Both properties were purchased from Greystar and the deals were brokered by Ryan Lang and team of Newmark.

The Quarters at Oxford is a 636-bedroom, garden style community located adjacent to Ole Miss University. A $10M renovation on the apartments and amenities has already commenced and is projected to be complete by August of 2022.

Tailwind Group Surpasses Milestone with Latest Real Estate Acquisition

The new additions to the portfolio total 1,324 bedrooms, pushing Tailwind Group’s owned and managed portfolio of student housing bedrooms to just over 11,500. They are now one of the twenty largest owners and managers of student housing real estate in the United States. Since 2016, the organization has nearly quadrupled its rental revenue, bedroom count, and number of employees. Tailwind Group owns 26 properties in 12 different states, employing nearly 200 people.

Tailwind Group Acquires 1,018 Bedroom Student Housing Property in Oxford, MS

Tailwind Group and its investment partners are excited to announce the acquisition of The Retreat at Oxford, a 1,018-bedroom cottage community located minutes from University of Mississippi in Oxford, MS. This marks Tailwind Group’s second student housing acquisition of 2021. Upon acquisition, the property was rebranded to College Town at Oxford and will undergo a multi-million-dollar clubhouse and amenity renovation. The renovations are expected to be complete by September of 2021.

Tailwind Group Acquires Student Housing Property in Columbia, MO

Tailwind Group and its partners are excited to announce their first student housing acquisition of 2021. On February 17th, the team closed on The Reserve at Columbia, a 676-bedroom community that caters to University of Missouri students and young professionals alike. Upon acquisition, the property was rebranded to The Quarters at Columbia and is undergoing extensive renovations. This multi-million dollar renovation will be completed by RC Contractors and will provide the units with new appliances, quartz countertops, cabinets, vinyl plank flooring, paint, and fixtures.  Renovations are expected to be completed by September.

“There was a lot we liked about the opportunity in Columbia”, said Brandon Smith, Tailwind Group’s VP of Operations and Development. “Geographically, it fits in with the portfolio we have been building over the past few years. We have also had past success with value-add opportunities in which we are renovating units in the middle of a lease term. Lastly, we are a big believer in Mizzou’s continued enrollment recovery after the large decline between 2016 and 2018.”

After September 11, 2001, two Minnesota-based corporate pilots, Kyle Smith and Reggie Reed, concerned about the uncertainty of the airline business, decided to diversify their incomes by investing in real estate. Recognizing that off-campus student housing had taken hold at many Southeastern campuses, they suspected the same thing could be done in the Midwest. Focusing on their home market of Mankato — home to Minnesota State University (MSU) — Smith and Reed began by purchasing small single-family properties and flipping them. In 2005, they partnered with two other investors — Michael Sather and Kyle Smith’s brother, Landon Smith — and created Tailwind Group to invest in larger student housing projects. The partners all had other jobs at first, but that quickly changed when they purchased a 400-bed apartment community in Mankato.

In 2008, the company partnered with another local developer to build College Town Mankato, a 456-bed cottage-style student housing project close to the MSU campus. From 2008 to 2016, the company continued to develop properties and grow its management business in Southern Minnesota, adding some retail and commercial properties. During that time, the company also developed The Quarters, a large student housing complex across the street from College Town in Mankato, and several retail and office properties in the city.

With MSU’s enrollment stable at around 15,000 students, Tailwind realized that having nearly 2,000 beds in the market, plus over 900 beds owned by American Campus Communities, combined with the scattered site beds by other off-campus owners, the Mankato market was pretty full. In 2016, the company turned its attention to other markets. The company purchased a student housing community near the University of Northern Iowa in Cedar Falls from The Scion Group. The company also purchased land in Iowa City near the University of Iowa for development and acquired a turn-around project in East Lansing, near Michigan State University. In Iowa City, the company developed an 892-bed project called The Quarters at Iowa City. By the end of 2017, the company had nearly 5,000 beds under management in four separate university markets.
